Works

Veterans must have served in any branch of the U.S. military with an honorable discharge. Active duty personnel and some reservists/National Guard members are also eligible. Income requirements vary by program and location, but we work with service members across different income levels.

RE4Vets purchases your chosen home in cash, then rents it to you at 50% below market rate. The money you save on rent automatically builds towards 20% down payment assistance. When you're ready to purchase the home, your accumulated rent savings become your down payment assistance - giving you both immediate affordable housing and a path to homeownership.

You can simply move out at the end of the 12-month period with no obligation to purchase. There are no penalties or fees for choosing not to buy. This flexibility is one of the key benefits of our rent-to-own program - it gives you an escape route if your circumstances change.

Our traditional purchase assistance program provides up to 20% of the home's purchase price as down payment assistance. The exact amount depends on factors like home price, your income, and local program guidelines. This assistance is available for up to 12 months while you complete the buying process.

We're currently operating in select markets across the United States, with plans to expand rapidly. During your application process, we'll verify that your preferred area is within our service zone. If we don't yet serve your area, we'll add you to our waitlist and notify you when we expand there.

The complete process typically takes 10-14 weeks from application to closing. This includes 1-2 days for eligibility review, 2-12 weeks for home selection and syndication, and 2-4 weeks for closing. The RE4Vets rent-to-own option can sometimes be faster since we can close quickly with cash purchases.

There are no upfront fees to apply or participate in either program. Our services are free to qualified veterans. Standard closing costs and inspection fees may apply when purchasing a home, but these are typical real estate transaction costs that would occur with any home purchase.

You can choose from a wide variety of homes within our service areas, subject to our approval process. The home must meet certain condition standards and be within the price range for your qualified assistance amount. Our team will work with you to find properties that meet both your preferences and program requirements.
